Go to Airbnb website and create a profile and complete identity verification process (if not done so already).
Go directly to Tanglewood Retreat here.
Choose your Extended Stay Accommodation dates, at least 45-60 days in advance.
Submit a booking inquiry. For awareness - don't worry about the pricing disposition on the timeframe you're looking to submit a booking inquiry for. Pricing will be adjusted to a monthly payment collectively agreed upon between requestor and property owner.
Once booking inquiry is complete, go to Contact page within Tanglewood Retreat website and submit your information.
Make sure to reference your booking inquiry info and provide your monthly payment estimate when submitting info.
Once information is submitted, stand by. Property Owners will reach out to potential guest(s) and schedule a date to discuss Extended Stay Accommodation as soon as possible.
Airbnb Home and Guest Policy
Introduction
Welcome to our home! We are committed to providing a welcoming and safe environment for all our guests. This policy outlines the expectations for guest behavior and the standards for our home in compliance with Airbnb's policies. By booking a stay at Tanglewood Retreat, you primarily agree to Airbnb’s terms and conditions in their website, especially those highlighted herein.
Compliance with Airbnb Policies
Respectful Conduct: All guests are expected to conduct themselves in a manner that is respectful to the property, the host, and the neighborhood. This includes adhering to noise levels, maintaining cleanliness, and respecting private and common areas.
No Illegal Activities: Guests shall not engage in illegal activities anywhere on the property, including but not limited to the use of illegal drugs, underage drinking, and other criminal actions.
Safety and Security: Guests must comply with all safety guidelines and local regulations. This includes not tampering with smoke detectors, fire extinguishers, or any other safety equipment.
Accurate Guest Count: All reservations must accurately reflect the number of guests staying at the property. No additional guests are allowed without prior approval from the host.
Airbnb Booking and Payments
Reservation Process: Guests must complete the standard booking process through Airbnb website at least 30-45 days in advance of booking to allow Homeowner enough time to review and lock calendar dates, and are subject to all applicable service fees.
Payment Schedule: For extended stays, guests will be charged 25% of the total booking cost at the time of reservation confirmation. The remaining balance will be charged in monthly installments, due 24 hours before the start of each subsequent month of the stay.
Security Deposits: If the Host chooses, a security deposit may be required and will be specified in the listing details. This deposit will be collected at the time of booking and refunded within 14 days of checkout, pending any deductions for damages or other contract stipulations.
Airbnb House Rules
Check-In/Check-Out: Guests must adhere to the check-in and check-out times stated in the booking details unless otherwise arranged with the host.
Smoking Policy: Smoking is not allowed inside the house. Designated smoking areas may be provided outside, and guests are required to dispose of their cigarettes responsibly.
Pet Policy: If pets are permitted, guests are expected to control their pets at all times and are responsible for cleaning up after their pets. Any damage caused by pets will be charged to the guest.
Parking: Guests must use designated parking areas and adhere to local parking regulations.
Damage and Incident Reporting
Reporting: Guest(s) are required to report any accidents, damages, or issues with the property immediately to the host.
Financial Responsibility: Guest(s) are financially responsible for any damage caused to the property, furnishings, or appliances during their stay. This does not include normal wear and tear.
Cancellation and Refunds
Guest(s) must refer to the cancellation policy outlined in the booking terms on Airbnb. Cancellations must be processed through the Airbnb platform to ensure that both parties are protected under Airbnb’s cancellation policies.
Homeowner-Specific Policy Section
House Rules
Smoking Policy: In addition to Airbnb’s Smoking Policy, Tanglewood Retreat home has been equipped with air identification technology sensors, detecting cigarette, marijuana, and vape. Guest(s) may smoke "cigarettes/cigars" outside of premises only. All cigarette bud's must be disposed of properly, safely, and responsibly. If caught smoking (Especially "Marijuana", in the house or on the premises), guests will be immediately asked to vacate home and charged a $500 fee. Smoking under these conditions is a violation of our policy and our home, and will absolutely not be tolerated.
Pet Policy: In addition to Airbnb’s Pet Policy, guest(s) are also expected to maintain a flea and tick free home. Any damage caused by pets will be charged to the guest.
Booking and Payments
Any guest(s) seeking “Extended Stay Accommodations” (up to, or over 28 days) directly through Tanglewood Retreat website, are considered “Invitation-Only” guest(s), meaning; guest(s) must first complete booking request inquiry process within website for said accommodation to be discussed, negotiated, and agree upon with property owner.
“Extended Stay Accommodations” (over 28 days), will additionally be required to sign a Month-To-Month Residential Lease Agreement for further alignment with Texas law and regulations.
Discounts: Traveling Healthcare workers and Military are automatically qualified for discounts. Discounts are constantly changing, aligning to market trends, and will also be subject to the agreed upon “Extended Stay Accommodation” terms.
Property Owner Visitation
Property owner(s) shall have the right to visit and enter the Property at reasonable times, via a reasonably scheduled coordination timeframe with guest(s) to inspect the premises, ensure adherence to Policy, property integrity is upheld. Visitations will be performed in alignment with the chosen “Stay Accommodation” term requested by the guest. See frequency below:
1-3 Months: 1 visitation
3-6 Months: 2 visitations
6-9 Months: 3 visitations
1 yr: 4 visitations
Non-conformance or lack of communication by guest(s) to allow property owner visitation may result in immediate termination of the stay without refund and, if applicable, additional charges.
Tanglewood Retreat Guest Cleaning Services (Optional)
Tanglewood Retreat has Guest Cleaning Services available and on standby. If the guest(s) so chooses to take advantage of said service(s), these services shall be discussed and agreed upon amid finalization of "Extended Stay Accommodation" booking.
Basic Cleaning Service: (One-time or Bi-weekly $100) (Monthly $150)
Dusting and wiping of surfaces
Vacuuming or sweeping floors
Mopping hard floors
Cleaning and sanitizing bathrooms (including toilets, sinks, showers, and countertops, ceiling fans)
Making beds and changing linens (if provided)
Deep Cleaning Service: (One-time or Bi-weekly $150) (Monthly $200)
All tasks included in the basic cleaning service
Cleaning inside and outside of appliances (such as refrigerator, oven, microwave)
Wiping down baseboards and window sills
Laundry wash, dry, fold, hung, and put away
If guest(s) choose a recurring service, Homeowner visitation visits will not be necessary and will be conducted during guest cleaning service day(s).
All Bills Paid
Inclusions: All utilities and services are included in the rental price, such as water, electricity, Wi-Fi, Network Subscriptions, and Lawn Care.
Exclusions: Any utilities not listed as included are the responsibility of the guest. Guests may be required to set up and pay for these services separately.
Agreement to Airbnb and Homeowner-Specific Policy
Booking and staying at this property implies full agreement and compliance with these policies. Non-compliance with any of the above policies may result in immediate termination of the stay without refund and, if applicable, additional charges.
